A Timeless, Mixed-use Community to Enhance SouthPark

This walkable, mixed-use community in the heart of SouthPark comes to life by reimagining how an aging, stand-alone residential development can become a unique amenity for the broader community to enjoy.

The Trianon redevelopment will bring thoughtful, exceptionally well-designed residences along with boutique dining and pedestrian amenities to enhance the SouthPark community.

The Vision

  • A mix of multifamily residences, townhomes, ground-floor and boutique retail/food & beverage uses walkable to the community are currently contemplated. Learn more

  • An innovative woonerf pedestrian interior street will anchor the majority of retail and serve as the heart of the development. This style street is curbless and was created in Europe as a reaction to car-centric development to encourage pedestrian activity. Learn More

  • Connectivity to multimodal transportation options like expanded sidewalks, pedestrian crossings and The SouthPark Loop.

  • Bring museum-quality public art to SouthPark. NOTE: Related Group has a company-wide commitment for art inclusion in each development; Miami’s contemporary art museum is named after Related Group’s founder, Jorge M. Pérez.

  • The community vision in many ways continues to raise the bar for the quality and caliber of design in SouthPark, and is sensitive to nearby residential homes by including townhomes along the common boundary and other protections. Learn more

  • A significant financial contribution to the Charlotte Housing and Neighborhood Services affordable housing fund.

  • Improved sidewalks at Colony, Rexford, and Roxborough Roads.

  • Walkable boutique shops and restaurants, focused on local restaurateurs.

  • Museum quality public art.

  • Additional, native buffer plantings along Briar Creek (between Trianon and adjacent single-family homes).

How You Can Help Bring it to Life

Show Your Support

Reach out below to show your support for the project and help enrich the neighborhood you call home.

You will not be contacted unless you elect to be.

Dear Mayor and Commissioners,

I write today in support of the proposed The Ritz-Carlton Residences, West Palm Beach project to be located at 1717 North Flagler. After reviewing the details of the project, I found it to be an excellent option for the city. The developers have pledged up to $4.7 million in neighborhood improvements within the Southern area of the Currie Mixed-Use District. For this development to move forward, the district will need to be modified, but the benefits of the project far exceed any issues associated with that expansion.

The developers have listened to local residents and have addressed many of our concerns, while also laying out some excellent ideas for the future of our neighborhood. The plans include raising the seawall and other stormwater mitigation efforts, adding crosswalks along North Flagler and other roadway improvements and creating a fund for homeless advocacy.

As you know, tax revenue generated from the project during the first five years is estimated at more than $48.5 million – revenue that local municipalities and agencies desperately need. The project will also pay an additional $1.4 million in impact fees to fund other infrastructure, including roads, public buildings, schools, and parks.

I believe the proposed The Ritz-Carlton Residences, West Palm Beach will be a welcome addition to our neighborhood as it pairs one of the world’s most recognizable brands with one of the top developers in the country. The increased tax revenue, employment, and community enhancements make it a win-win for our community. For all these reasons, I respectfully ask you to vote in favor of the project.

Sincerely,
